Very soon developers of the country will switch to the new scheme of sale of real estate in new buildings – project financing. This will be done on behalf of the President of Russia Vladimir Putin, which seeks to reduce the risks of honest citizens when purchasing residential real estate.

The meaning is that the construction company will be limited in their ability to attract individuals money, and construction is to be done at the expense of target Bank loan. All this is done in order to finally, finally solve the ever-rising problem of the deceived participants of share building, because almost 80% of all buildings sold on this mechanism.

Developers today are building through three main areas: monetary funds raised by POS, Bank loans and own resources. But that financing of construction through the sale of new buildings close most of the needs.

Project financing, which now began to actively speak, has a different mechanism of work – home construction financing credit institution. The full transition to it has several stages: the beginning of work of Fund of protection of the rights of shareholders, the entry into force on 1 July rules 218-FZ, the probationary period at the beginning of the project financing the construction of houses.

The hardest part is to correctly assess the readiness of credit institutions in the country on their own to replace those 3.5 trillion (!) that the annual invest in building market citizens.

Most developers generally support the view that new approaches to the sale of apartments will reduce the amount of fraud in the market of housing under construction. Their only concern is the high cost of attracted Bank funds, which may lead to an increase in the cost of housing.

In order to keep such a situation at least the current level of prices, some experts propose to develop and apply appropriate program support from the state. This may be expressed in interest rate compensation, and may at any other mechanisms.

At the same time, according to the forecast of the Federal Ministry of construction, banks will apply a differentiated approach in determining interest rates.
